About

Kasumi Architecture is a Melbourne and Yarra Valley based studio founded by Yusuke Shiratori — a registered Architect and Certified Passive House Designer, born and raised in Japan. Drawing from Japanese heritage and years of Australian practice, Yusuke brings a considered and personal approach to every project, with a belief that a good home should be honest, enduring, and genuinely comfortable to live in.

Every project begins with a conversation. We visit your site, listen carefully to your brief, and share an honest assessment of what's possible — including a preliminary timeline and fee estimate. There's no obligation and no cost.

Concept Design

We translate your vision into architecture. Working closely with you, we explore multiple design and layout options — testing different spatial arrangements, orientations and forms to find the approach that best responds to your site, your lifestyle and your aspirations. This stage produces hand-sketched and digital concept drawings, floor plan options and material references, giving you a clear and tangible sense of the design direction.

Design Development & Town Planning

The agreed concept is refined into detailed architectural drawings. Where required, we prepare and lodge town planning permit applications, managing the council process on your behalf. We handle all correspondence with the relevant authority.

Construction Documentation

We produce a complete set of technical drawings and specifications — everything a builder needs to price and construct your home with precision. This includes building permit applications, engineering coordination and all regulatory compliance.

We offer two paths to selecting your builder. Through a competitive tender, we invite a shortlist of qualified builders to price the completed documentation, evaluate their submissions, and recommend the best appointment based on price, program and quality. Alternatively, through a negotiated tender, we can bring a builder on board early in the process — working collaboratively through design to negotiate a contract and price in a fluid, transparent way that keeps costs more visible from the start.

Once appointed, we administer the construction contract from site start to handover — conducting regular site inspections, assessing payment claims, managing variations, and ensuring the design intent is faithfully realised. We remain involved through the Defects Liability Period to ensure all obligations are met before final completion.
